The Owner of Rosella Cottage and Spyglass 1708 is the Marshall Family Trust (MFT).
All bookings completed by the owners of Rosella Cottage (“Rosella ”) or Spyglass 1708 ("Spyglass") with their paying guests are subject to the following terms and conditions:
1.1 The Contract of Hire is between you as a guest and the owners of a Rosella or Spyglass.
1.2 The Contract of Hire is for hiring Rosella or Spyglass for holiday purposes only and becomes effective once Rosella or Spyglass provide you with written confirmation of the booking.
1.3 As the guest, you acknowledge that the Contract of Hire is for short-stay holiday purposes only – it is not an assured tenancy and that no statutory tenancy will arise when it ends.
1.4 Our "Fire Risk Assessment" restricts the use of the property to able-bodied adults and children. Both Rosella and Spyglass have very steep and narrow stairs, which are not suitable for the infirm, unfit, obese, very elderly or disabled persons.
2.1 Bookings will be confirmed by the MFT on receipt of a deposit payment of £150.00 (GBP) . See Section 4 ("cancellation") regarding our terms for the deposit payment, which is generally non-refundable.
2.2 Once a booking has been confirmed by the MFT, you as the guest become responsible for the remaining full balance payment. This is due no later than 8 weeks before the holiday commencement date. The MFT will where possible contact you to remind you of the payment approaching the for due date, however it is your responsibility as the guest to make this payment in time.
2.3 If the booking is within 8 weeks of the holiday commencement date the full rental amount will be due at the time of booking.
2.4 The MFT reserve the right to re-let the property where the full balance payment is more than 7 days in arrears. The deposit and booking fee remain non-refundable in this instance.
2.5 All prices quoted include VAT and Insurance Premium Tax where applicable at current rates.
2.6 Any amendments required by the guest to a confirmed booking will be subject to a £30 administration fee.
2.7 By making a booking and entering a Contract of Hire with the Marshall Family Trust, the guest agrees to provide the MFT with a “personal guarantee” to settle any fair and reasonable costs incurred whether by damages or additional services required, such as redecoration, repainting, re-carpeting or cleaning. Should this occur you will be invoiced further to your stay by the MFT and agree to provide payment by return upon production of invoice.
2.8 All payments by credit card are subject to a 3 per cent surcharge.
3.1 All bookings must be made by a lead guest aged 18 years or older. The lead guest is responsible for providing all relevant information to the MFT on their party size and make-up.
3.2 Under no circumstances can the party occupying the property differ from that confirmed with the MFT. The MFT shall reserve the right to immediately cancel any booking without compensation should these requirements not be met.
3.3 Bookings of single sex parties are allowed by the MFT within Rosella and Spyglass 1708.
3.4 All guests are responsible for keeping the property and all furnishings, fixtures, fittings in the property in the same state of repair as at the commencement of the holiday. The property must be left in the same state of cleanliness and general order in which it was found, as per item 2.7.
3.5 Any damages must be reported to the owner and paid for, as per item 2.7.
3.6 If any guest intend on bringing a pet, this must be declared at the time of booking. The MFT may authorize this with the owner and advise you of any additional charges if relevant. All dogs are subject to the following rules:
1. Dogs must be under control at all times and must not be left alone in a property.
2. Dogs are not to be allowed on furnishings or on beds. All hair discarded and dirt must be cleaned prior to leaving.
3. Any internal or external fouling must be cleared up without delay.
4. The owner must bring a dog bed or basket for the dog to sleep in.
5. Any damage (which must be reported to the MFT immediately) or excessive cleaning caused by dogs may incur an additional charge to the guest, which will be at the MFTs discretion, as per item 2.7.
3.7 Smoking is strictly prohibited within bith Rosella dn Spyglass and evidence of smoking shall incur an additional cleaning charge to guests of £50.
3.8 The maximum number of guests to be accommodated in Rosella is four (4) persons and in Spyglass is six (6) persons.
4.1 All requests to cancel a booking must be provided in writing (i.e., by email to This email address is being protected from spambots. You need JavaScript enabled to view it. ).
4.2 In the event of a cancellation made by a guest, the MFT shall endeavour to re-let the property for the relevant holiday period. If successful the full balance payment will not be required (or will be refunded if already paid). Please note the deposit and booking fee remain non-refundable in this instance.
4.3 "No shows". The MFT does not provide refunds or compensation of any kind for guests who fail to arrive, or who arrive later than expected. This includes a failure to arrive due to illness, transport-related break-down, adverse road conditions, adverse weather factors, or any other reasons. As such, we strongly recommend you have the relevant holiday/travel insurance in place to cover your out-of-pocket expenses.
5.1 Good customer service is extremely important to us and we will at all times endeavour to make your holiday as enjoyable as possible.
5.2 The use of any amenities at the property is entirely at the guests own risk.
5.3 The MFT accepts no responsibility for personal injury to any guests or consequential loss or damage to their property.
5.4 The MFT have where possible made every effort to ensure the accuracy of all descriptions of the property, however, we can accept no liability for any discrepancies in the property description and the property itself.
5.5 In the event of a complaint during the holiday, all guests should direct their complaint to the caretaker or MFT immediately. The MFT provide this contact information on confirmation of a booking. This should be done whilst you are still at the property, allowing us the chance to remedy the situation. Please note: under no circumstances can compensation be considered for a complaint made post-holiday where no attempt has been made to contact the owner/caretaker during your stay.
5.6 These booking terms and conditions supersede any previous versions.

11. Until a deposit is paid, the MFT can accept no liability whatsoever for any bookings or holiday arrangements made as a result of using this website. Once a deposit is paid your contract with the MFT is subject to our current booking terms and conditions.

Yoou agree that The MFT is not liable for any loss or damage or other sum or claim of any nature whatsoever (direct, indirect, consequential or other) which arises, directly or indirectly, in connection with this website including, for the avoidance of doubt and not by way of limitation, any use of any information or material contained in this website or any inability to access or use (or delay in doing so) this website.
13. The material and information contained on this website may contain inaccuracies, typographical mistakes and other errors and may at times be out of date. The MFT accept no responsibility for keeping the information on these pages up to date or liability for failure to do so.
